Mitsubishi Electric has introduced its new City Multi R32 YXM VRF air conditioning range, delivering a future‑ready solution designed to support more sustainable, efficient and flexible heating and cooling in commercial buildings. As the market transitions toward lower‑GWP refrigerants, the YXM range has been engineered to support BS EN 378 compliance design, combining integrated safety measures with dedicated accessory options, to give consultants, contractors and building owners a clear pathway to safe, practical system design

Available in Heat Pump and Heat Recovery configurations, the City Multi R32 YXM range offers system capacities from 22kW to 112kW, making it suitable for a wide variety of new‑build and retrofit commercial applications.

A Fully Engineered Approach to EN378‑Supported Design

The introduction of R32 (A2L) refrigerant brings specific safety considerations under BS EN 378, including leak detection, alarms, shut‑off capability and, where appropriate, independent power supply and ventilation considerations.

The system incorporates integrated low‑level refrigerant leak detection, complete with a dedicated power supply, audible and visual alarms, and intelligent system response. In the event of a detected leak, only the affected indoor unit is isolated, while the remainder of the system continues to operate, maintaining comfort and minimising disruption.

The leak detection system is engineered for exceptional longevity, offering an estimated 30‑year operational lifespan, unless the alarm is activated, which then would require replacing, significantly reducing long‑term maintenance requirements compared with conventional 10‑year sensors, significantly reducing the need for replacement over the building’s life cycle and providing long‑term reassurance for building owners and facilities managers.

Designed for Sustainability and Performance

The City Multi R32 YXM has been completely re‑engineered to deliver improved performance over previous VRF generations. A key contributor to this uplift is Mitsubishi Electric’s patented Vertical Flat Tube (VFT) Heat Exchanger, which enhances refrigerant distribution and seasonal efficiency and reduces internal volume, helping to lower total refrigerant charge compared with R410A systems.

Additional performance enhancements include Next‑generation defrost technology, Refined compressor operation and extended heating performance down to –25°C.

The system uses lower global warming potential (GWP) R32 refrigerant, and can deliver measurable performance improvements, including reduced running costs and operational carbon, alongside enhanced seasonal efficiency, supporting organisations in meeting evolving environmental standards and decarbonisation targets.

The patented Vertical Flat Tube Heat Exchanger delivers even refrigerant distribution and higher seasonal efficiency in a compact, modern coil design. Its reduced internal volume also lowers refrigerant charge while enhancing both heating and cooling performance.

Compact, Flexible and Easy to Specify

Designed with modern commercial buildings in mind, the City Multi R32 YXM features an ultra-compact modular chassis, offering a smaller footprint and helping to simplify installation in space-constrained locations.

Mitsubishi Electric’s patented 2-pipe design reduces refrigerant volume, minimises brazing points and saves valuable riser space while also streamlining installation and design.

The system can support up to 50 indoor units from a single outdoor unit, delivering high levels of flexibility and scalability, extended height separation up to 113 metres, supporting taller and more complex buildings and a five-step low‑noise mode, enabling project‑specific acoustic optimisation

Select MS indoor units have been designed for dual compatibility with both the existing R410A YNW VRF and the new R32 YXM range, making the transition effortless for consultants and contractors

These enhancements give designers greater flexibility in meeting project requirements across offices, education facilities, hospitality venues, healthcare environments and mixed-use developments.

The City Multi R32 YXM range is now available to specify, with units available for installation from Summer 2026, providing a future-ready VRF solution that brings together performance, sustainability and enhanced safety integration.
